What we do

Friendly Restoration Services manages whole-home remodels across Central Texas. We coordinate full-house renovations that touch kitchens, bathrooms, flooring, paint, electrical, plumbing, and finishes — phased over 3-6 months with one project manager, one contract, and one scope. For empty-nesters updating long-term homes and new owners transforming recent purchases.

What's included

A whole-home remodel is the largest residential project we take on. The typical scope covers: full kitchen remodel, all bathrooms (primary plus secondary), new flooring throughout, interior paint on all walls and trim, electrical upgrades (panel, outlets, fixtures, recessed lighting), plumbing updates (fixtures, hot water, any repipe needed), HVAC evaluation and updates, and exterior touch-ups where coordinated.

Two main execution patterns: phased owner-occupied (homeowners live in the house through the remodel, rotating between spaces as work moves) and vacant full-gut (homeowners move out for 3-5 months while the entire house is worked on at once). Owner-occupied takes longer overall but is more cost-efficient; vacant is faster but requires a living arrangement elsewhere.

Whole-home remodels require more planning than single-room work — material selection takes longer, permits are more involved, and the trade sequencing has to be tighter. We build a full project schedule upfront and update it weekly.

    Multi-hour on-site meeting to understand every room's scope, priorities, and constraints. Usually followed by a second visit.

  2. Phased Estimate + Master Schedule

    Line-item estimate by phase, overall project timeline (12-24 weeks typical), payment schedule tied to phase milestones.

  3. Material + Design Selection

    Extended selection period. We coordinate showroom visits, narrow choices, lock in long-lead items early (cabinets, tile, fixtures).

  4. Phased Execution

    Work moves through the house phase-by-phase. If occupied, you migrate between completed spaces. Weekly owner updates.

  5. Final Closeout + Documentation

    All permits closed, all inspections passed, all warranties documented and handed to you. Full walkthrough with punch list.
