Flat Roof Systems

TPO flat roof systems for commercial and low-slope residential.

Low-slope and flat roofs need different systems than sloped residential. TPO is the modern standard — single-ply, heat-welded seams, 20-30 year life, excellent UV resistance.

What we do

Friendly Restoration Services installs TPO (thermoplastic polyolefin) flat roof systems for commercial properties and low-slope residential in Central Texas. TPO is a single-ply membrane with heat-welded seams, 20-30 year typical life, and excellent UV and heat resistance — the modern replacement for older tar-and-gravel and modified bitumen systems.

Flat roofs (typically anything under 2:12 pitch) can't be shingled — water pools and finds its way through any seam. They need a waterproof membrane system, and modern practice is TPO: a white, single-ply thermoplastic membrane that's mechanically fastened or fully adhered to the substrate, with heat-welded seams creating a continuous waterproof layer.

TPO advantages: reflective white surface reduces heat gain (important for Central Texas), ENERGY STAR rated, heat-welded seams eliminate the weak adhesive joints that failed older EPDM and modified bitumen systems, 20-30 year expected life, and individual panel repairability.

We install TPO on flat residential additions, commercial buildings, and low-slope portions of larger structures. Installation involves substrate prep (often including insulation board), mechanical fastening of the membrane, heat-welding of seams, and detail work around penetrations. Commercial TPO installs typically run 2-5 days depending on size.

How it works

From inspection to final walkthrough.

Substrate Assessment

We inspect existing roof condition, check for moisture in insulation, and determine whether full tear-off or overlay is appropriate.

Insulation + Membrane Spec

TPO thickness (45, 60, or 80 mil), insulation R-value, and fastening pattern determined per the project.

Install + Seam Weld

Mechanically fasten or fully adhere the membrane. Heat-weld all seams to create a continuous waterproof layer.

Detail Work + Warranty

Flashing at penetrations, parapet walls, and drains. Manufacturer warranty registered (typically 15-25 years).

Frequently Asked

Flat Roof Systems (TPO) — your questions, answered.

Yes, for genuinely flat or very low-slope additions. Shingles don't work under about 3:12 pitch — they leak. TPO is the right call for flat additions, rooftop decks, and commercial-style residential.
